Property Disposals: £85m
Responsible for leading and managing a multi-disciplinary team of internal staff and external advisors in the disposal of surplus property assets within budget and timescale targets established by the client. The project involved liaison with asset owners, operations, legal, external agents, finance, treasury, the regulatory body and purchasers leading to the sale of surplus property of various kinds including: industrial, residential, agricultural, quarries, sports clubs, listed buildings and other property assets. ISC was responsible for managing and approving all the costs of sales including legal, survey, enabling works and agents’ fees.
Relocation
Close-out of existing leases together with relocation of personnel to both new and existing offices, including movement of desks, storage facilities and IT equipment.
Dilapidations: £1-3m
Review, negotiation and settlement of dilapidation schedules relating to industrial property returned to landlord after expiry of 30 year lease.
Negotiation of mid-term lease release
Management of release from lease on basis of early break clause, including co-ordination of landlord and client’s representatives, managing agents and legal representatives, and subsequent co-ordination and completion of dilapidation works.
Portfolio Reviews: £250m
Review of existing property portfolio of 700 operational buildings.
Sub-letting/Underlease Management
Managing termination of underlease of office accommodation including exit management and co-ordination of estate managers and lawyers.
Portfolio Disposal
Disposal of liabilities arising from considerable property portfolio following collapse of Metronet PPP contract, including sub-letting, renegotiating of leases and licences, rent reviews and relocation of personnel.
Dilapidations Claim: £1m
Provision of commercial advice and assistance with regard to the negotiation of a lump sum payment in lieu of undertaking dilapidation works necessary to vacate an existing leased office building.
